13107 Pelican Watch is a beachfront 1 bedroom, 2 bathroom pet-friendly villa located steps away from the exclusive Seabrook Island Beach Club! This first floor end unit offers loads of updates, coastal charm, a waterfront deck with ocean breezes and sparkling water views, and amenity cards to the Seabrook Island Club pools and recreational facilities.

The living area features hardwood flooring, two sofas (one is a sleeper) and a HD flat screen TV with Comcast cable and a Blu Ray DVD player for your favorite movies. The extra windows offer great natural light and the covered deck is a welcome respite from the hot summer sun. The dining table seats four and has a convenient pass through to the kitchen for easy home-cooked meals and entertaining. The kitchen is fully stocked with everything for in house family dining with a washer/dryer conveniently located in the utility room in the kitchen.

Lovely Condo
We loved at our stay at this clean, spacious condo. It is beachfront, just a 3 minute walk down the boardwalk to sand. The condo is an end unit, so very private. It is also a quick 10-minute walk to the beach club and restaurant. We loved having our dog with us.

Peaceful relaxation
We enjoyed the location of this property on the end of Pelican Watch villas. Everyday we saw deer as they made their way to a wooded area nearby. Sunsets are great from Pelican Watch! The bed was comfortable, sofa & chairs also comfortable. Only issue was when we first arrived & attempted to set temp on thermostat, the AC shut down. I quickly called emergency number of PW & maintenance crew came ASAP & fixed it. No problems after that!

Solitude in nature

Peaceful Vacation
We had so many good experiences on this trip. The unit faces the water but is adjacent to a camp; so, it's very woodsy. The view from the porch is beautiful. Wonderful if you like to eat outdoors. The staff was superb, as always. We were kept up-to-date on the gas crisis and small cans of gas were made available to those of us renting carts. Everyone was very covid conscious and we felt secure eating at the Pelican's Nest. We just couldn't have asked for more.

Best winter sunsets on the island
This is the second time we’ve chosen this particular unit for our Winter golf getaway. Being at the end of the complex allows for more privacy and an additional bank of windows. Everything is as stated in the online description.

The amenity card is a nice touch because it gives you access to the golf courses and the clubhouse. The weather has always been nice for golf on the island during December. Temps were in the 70’s and we played 3 rounds.
Walks thru the area, on the private beach, and bike riding are all very safe activities. Our goal was 4 miles/day and that was easy to achieve there.

Having a view right over Tybee Island provides great sunsets, and the sounds of the waves hitting the beach along that stretch are fantastic (especially if you’re lucky enough to get one stormy day).
Make sure to bring a red light if you want to walk on the beach at night (turtle law).
It would be a nice touch to have one hanging beside the back door.

Great getaway
The condo was very clean and nicely appointed!
Very comfortable and we loved the view of the Edisto from our patio! Glad we could enjoy the beach with our pup and would definitely stay here again!

Seabrook Island Fall Getaway
This rental is very nice and exactly as presented. The unit was very clean and well appointed. Nice comfortable furniture. We liked how big the bedroom was, how big the closets were, and how comfortable the king size bed was.
This unit is in an end condo building and next to the christian camp and was especially quiet in November. Beautiful views of the river and ocean with pretty sunsets as a west facing unit.Easy boardwalk access to the beach as described too. Seabrook Island is extremely nice, as are the staff, residents, and fellow renters. If you forget something anything you need is available in Freshfields Village. Our second trip to Seabrook this year and we will be back again for sure.

An End Unit

Summer vacation
We had a wonderfully relaxing week at our favorite place!
We stay at 13107 Pelican Watch each visit, and it never disappoints.
The unit was very clean, and in a very quiet location, with an ocean view.
It is very peaceful and relaxing. Our dog loves everything about Seabrook, as do we! The management company is top notch as well. We are already looking forward to our next visit!

Another great week at Seabrook
We have been coming to Seabrook for over 20 years. It is our favorite vacation spot. Some years we bring the kids and grandkids, some years just the two of us and the dog as was the case this year. We have stayed at many different units at Pelican Watch over the years. 13107 a favorite. It is the last unit so there isn't a lot of foot traffic, plus you have the side windows which makes it nice and bright.

Amazing view!
The condo was great. As pictured. Property management company was top notch. We tend to enjoy cooking in rather than eating out - so we would have liked an outdoor grill. Even a community one would be a nice option.

October vacation
Rental unit was clean and very comfortable. We enjoyed our stay at Seabrook , as usual. The unit is at the end which we like. Access to the beach has been made more difficult by the new gate. We have in the past left the unit, one by the sliding doors(beachfront) and one by the front door in order to lock the unit. Now one has to then walk quite a ways to the beach access which is several buildings away. It is very inconvenient.

Seabrook family vacation
We spent another wonderful week on Seabrook Island. We have been coming to this same location, and villa, for the past several years. We love the location, and this villa fits our needs perfectly. With all of the other villas conforming to the property's rules/regs, it's too bad that an upstairs property owner leaves an unsightly pile of beach toys,beach gear, and a couple of empty bottles, all over the ground & right at our villa's deck and back doorstep. It takes a bit away from the pristine quality that we so love. We love Seabrook, and hope to keep visiting for years to come.

Great Place
The condo was very spacious and home-like. We loved the convenience of walking to the beach. Everyone was friendly on the island. There were was a very vocal dog staying next door but we didn't let that ruin our stay.

Week at Seabrook
We had a wonderful time. Seabrook Exclusives was amazing. I was most impressed with their excellent customer service from the time we started looking for a place to rent through the time we came home. It was a great location. The
foliage has grown pretty high on the dunes in front of the unit, so the view was not what we expected, but we could still see the Edisto River. It was described to us as ocean front, but we had to walk down the beach to get to the ocean. The beach in front of the villa was great.The constant pitter patter of little feet lrunning around upstairs was ok, but we appreciated being warned about it and the discount. The unit was very clean, and well furnished to meet our needs.

Seabrook Vacation
Pelican Watch Villas are our preferred pet friendly villas for our vacations at Seabrook Island. This trip we came without our dogs but the footsteps from the upstairs toddlers made us feel like they were with us! Although we made aware of this before we booked the villa I don't think I would do it again. The discount in the price was not worth the noise although it generally was only from 7am to 9pm.

13107 Pelican Watch Spring Break
Very good experience! The 3 children upstairs are a little noisy, but once the dogs got used to the "pitter-patter of little feet" overhead, everything went well. We liked the location of the unit (end) and the view of the beach. The hardwood floors are easy to keep clean. This unit has a lot of light (I had been concerned that due to the layout, it might be dark), so it was very pleasant.

Wonderful Time At Sea Brook Island
My family had a wonderful stay at Sea Brook Island. We found the place we stayed very comfortable. Loved the ocean view, nature preserves, and how friendly everyone was on the Island! We will definitely be back. Wonderful Time!

Labor Day Weekend
We knew the family upstairs was going to be loud; therefore, we were offered a discount. Thinking we had a toddler also, we thought we would be fine in the condo. We were but i think they play roller hockey upstairs every morning at 7:00am. I think a sound machine would probably be a nice addition to the master bedroom for future rentals.

The condo is perfectly located, perfectly outfitted, and perfectly clean!

We had a fabulous stay at Pelican's Watch - we always do.
The weather was wonderful for August - perfect. As always with a downstairs PW unit you have noise from upstairs. The only time it was bothersome was early in the mornings. Overall the unit was very nice and our stay was fabulous. Kat at Seabrook Exclusives is always the best.

great unit for a couple and pets
Nice corner unit, my wife and I took our 2 dogs for the dog-friendly atmosphere and the off-leash laws on the local beach. The kitchen had all the amenities we needed, we cooked 4 of the nights we were there. The back porch is about 25 yds from the beach and is shaded, which we were grateful for in the July heat. The unit above does have a child that likes to run, didn't bother us because we're used to nieces and nephews, but it was noticeable. I hope to get this unit again when we return. Hope this review helps someone.

Perfect weather, perfect place! Our vacation stay at 13107 Pelican Watch was very enjoyable. Confusion W/ Departure Instructions
I lost the written instruction that were mailed to me. On Sat. I called the rental management office to inquire about what to do with the key and amenity cards. I think I was told to place the key in a box at the gate and give the cards to the amenity office. I could not find a box for keys at the gate. The guard on duty thought I should take the key to an office in Fresh Fields. The only bo I found at the gate said "amentity cards". I thought I must have heard the instructions wrong so I put my amenity cards there. I tried to call the rental management office but they are closed on Sat. and I did not receive a return call from the emergency number. I could not find an office in Fresh Fields so I drove to the amentiy cards office. They said to take the key to the office on Rt. 17 and put it in an outside box. I drove there but could not find an outside box. I finally gave it to a woman who worked in an adjacent office. It would be helpful to leave written instructions for departure in the condo unit. I spend 45 minutes trying to take care of the key and the amenity cards.

thanks for your message. We really appreciate your stay with us. Sorry for the confusion you experienced. We were here Saturday from 6:30 am to 5:30 pm. We are always available for guest emergencies. There are departure instructions in the villa. Please see the refrigerator sheet and also the Seabrook Island information booklet that is part of the guest folder packet. There is a black box on our front gate that is marked "keys".

The Truth
We are seasoned renters..all over the country..and especially Seabrook/Kiawah.over 20 yrs. This Pelican Watch unit was adequate..this is the only time we have called in a complaint...the upstairs occupants were very noisy starting at 6:45 am..a nightmare! We expect hearing footsteps, some voices, toilets/pipes working, etc. That's expected and AOK with us..this is not what was going on sounded like a loud bowling alley. We are grandparents of three, in our fifties and very loving/tolerant of small children..the upstairs noise was beyond the sorry to the owner.

Grand time at Seabrook
Everything about Seabrook and Pelican Watch was fantastic. The beach, the dolphins, pet friendly, and the lifestyle, etc. I will return to Seabrook asap and I will use Seabrook Exclusives as they had everything set up for the week.
The only drawback was this unit was a downstairs unit. While it was most convenient for me and my dogs, it was noisy from the upstairs permanent resident and family. They were apparently unconcerned about their children running up and down the hallway from 7am until 9pm daily. I don't know if all downstairs units are this way, however, I'll stay upstairs next time.
Every other thing about the stay was the best.

Great Get-Away
This is our fourth trip to Seabrook Island and plan on returning again, and again. Pet friendly, people friendly, and the folks at Pam Harrington Exclusives a re just the BEST!!!! Thanks again for a great get away. Oh, and don't forget Charleston is an easy 25 minute drive!!!

Great place with great views
First time staying here and we enjoyed every minute. The unit is nicely appointed (wood floors, wi-fi, flat screen hi-def tv), very clean and has great views of the water and sunsets from the living room and deck. Note this is a first floor unit and we could hear the guests walking around in the second floor unit above us but this was really a very minor issue. We would rent this unit again in a heartbeat!

A GREAT VACATION
The weather was perfect, couldn't have asked for a better time. Even though it's off season but there are alot of people like us that know based on the amount of people there know it is a perfect time to get away. I was surprised at the amount of people with their pets at this time of year and a GREAT time being had by all. The property was very nice and worked out great.

Needs Improvements
We stayed at this same villa last year and the overall condition of the villa and cleanliness was much better last year than this year. I don't know if you have changed cleaning companies, etc. but there was a huge difference the villa wasn't as clean
as last year and it needed some cleaning. The bathrooms definitely needed cleaned. We weren't able to lock the exterior door or open it. Light bulbs were out throughout the villa, we changed the ones that we could with the extras that were provided. We called
management and they worked on the door but it wasn't completely fixed, if there was an emergency and we needed to leave immediately it would have been very hard to get the door open. Pieces of the ceiling fell in the living room. We aren't saying that we wouldn't
stay here again but it does make us question if our next stay would be better or worse.

Lower unit much easier for pets, all solid surface floors, great air conditioning, comfortable sheets, beach not crowded at all, adjoins church camp that has a good mile of beach front available.

2011 Seabrook Island Vacation
We've had the pleasure of staying at the villas of Pelican Watch on 3 occasions and this time was equally as good. When we arrived the villa was ready for our 7 day vacation. The villa was clean, well stocked, the perfect temperature, and pleasantly furnished.
The islands amenities are second to none. The beach and water are just marvelous.
Betsy and Kat of SeaBrook Exclusives were very professional and excellent to work with.
My family would highly recommend vacationing at Seabrook Island,SC staying at Pelican Watch villas, and booking a vacation with SeaBrook Exclusives.

We have rented from Seabrook Exclusives for 7 to 8 years. We are more than satisfied with their kindness, knowledge and expediency in getting concerns taken care of. We would not use anyone else.

Seabrook Vacation
Kathleen with Seabrook Exclusives was very thorough and helpful with the arrangements for our reservation. Receiving key to villa in advance was very convenient for check-in. First floor corner villa was ideal for our golden retrievers and us. North beach area was convenient and enjoyable for allowing our dogs to play in the surf. We found Seabrook to be a great place for a family vacation.

My stay at 13107 was Great!!! I wish i could have taken advantage of the amenities. We were at a Horse Show at Mullet Hall, Pretty tied up day and evening. I would definitely rent 13107 again. Betsy, was very helpful, she is an asset for SB!
I have a tiny, tiny complaint. The floor was gritty. But we are at the Beach!!! Sandra
