This beach home has undergone extensive renovations and features a reverse floor plan with all the living space on the upper level. The open plan living area has hardwood flooring, a high beamed ceiling, lots of natural light and comfortable seating with a 55" flat screen TV for entertainment. The dining table seats 8 and there are extra bar stools at the quartz bar. The kitchen is completely renovated with and offers a Sub-Zero refrigerator, quartz countertops, custom cabinets, and more cookware, serving pieces, and other great kitchenware than any other home in our inventory. It's a chef's dream!

3648 Cobia Court comfortably sleeps 8 guests in 4 well-appointed bedroom suites, each with a TV. The upper level master suite features a king bed and beautiful renovated bathroom with a deep claw foot tub and large custom tile shower. The lower level offers 3 bedrooms, each with a renovated, full bath. Bedroom 2 has two queen beds and a shower/tub combo, Bedroom 3 has a queen bed and beautiful bath with a large tile shower, Bedroom 4 has a king bed and full private bath with shower/tub combo.

The screened porch off the kitchen is a great area to relax after a day in the sun and has a ceiling fan and TV. The additional open decks both upstairs and downstairs have lots of seating and a gas grill is located downstairs with an outdoor shower too! The home sits on a large lot with exceptional landscaped grounds.

Nice house in a great location with excellent amenities.
Our family enjoyed the house and you couldn't ask for a better location. Convenient to the beach, golf and to the pool house. The property was very clean and was a great layout for family activities. We worked around some very minor maintenance issues during our stay, and we give high marks to the property management team.

Seabrook Sensattion
Our family was so pleased to stay in the rental home at 3648 Cobia Court. It exceeded our expectations - better than our home away from home. It had plenty of room for our group of 8 adults and one toddler, was well laid out and clean. Everything was well taken care of, and this house did not give the appearance at all that it was a rental. The kitchen was amazing, with every implement you could wish for, even a cabinet full of Le Creuset cookware. We so appreciated how well placed it was on Beach Access #4, an easy walk for our group to come and go to the beach on our own timelines. This house is a gem!

Great Escape
We have been coming to Seabrook Island for over 20 years. We chose it this year specifically because we knew it would be perfect for socially distancing on the big, beautiful beach! First time at this specific property and we loved it!

Great home with great beach access
We have been vacationing at Seabrook for 20+ years and this is was our second stay in this property. The home is well maintained and was perfect for 2 families of 4. The kitchen is stocked with anything you need to prepare meals. The air conditioning unit kept us cool all week and we never ran out of hot water, even when showering right after one another. There are tons of outdoor living spaces, including a screened in porch with TV. The only complaint we had was the master bedroom mattress is as hard as concrete. My spouse has a bad back and it was very uncomfortable. Also, the grill is placed at the back of the property and you have to go downstairs and through the house to use it so that can be a pain when cooking a meal. Overall, a wonderful house with a great location!

Fantastic Week at Seabrook
We loved 3648 Cobia Court and had a wonderful stay on Seabrook Island. The house was spacious and immaculate. Perfect floor plan for our family (two teenagers and two tweens)as the kids stayed on the first level and my husband and I had the upstairs master bedroom.
The kitchen truly had everything needed to prepare any type of meal. The screened porch just off of the kitchen was a great place to have coffee in the morning and a cocktail in the afternoon!
Location was amazing- just steps away from the beach. We look forward to returning to this house again!

Perfectly wonderful family week at 3648 Cobia Court
Five adults and four children had our second yearly vacation at 3648 Cobia Court. All had bikes to ride to the beach, pools and Pelican's nest daily. The most accommading big dining table also served as a place for crafts and board games. The eclipse added to a most enjoyable time for our three generation family. The kitchen in the house had everything imaginable for cooking and eating.

Always relaxing
We've been coming to Seabrook for almost 9 years now and this is our 2nd time in this particular house. I think the best part about this house is the ease of beach access. Just a short walk and we're at the beach. The wildlife is always abundant, especially deer and lizards/salamanders. I was a bit bummed that the oven was broken and we couldn't make any home-cooked meals and the AC went out on the second to last day. But everything else was superb and wonderful! Thanks again for making our yearly trek memorable!

Perfect Thanksgiving getaway home
Excellent location! We thoroughly enjoyed our week at this roomy & well furnished beach home. We cooked-in for Thanksgiving, the well-stocked kitchen is fantastic. It opens into the home's main gathering area & its upstairs decks. Bedrooms are roomy; each has an attached bathroom. Two downstairs bedrooms open onto roomy decks. Kudos to Pam Harrington rentals; coffee pot went out on the 1st morning and a replacement was delivered within the hour! If I could offer just one suggestion, it would be to refresh a mattress or two. Overall, the home is exactly what a beach home should be. Relaxing, spacious, quiet.

Relaxing offseason vacation on John's Island
Quiet area with close beach access. Relaxing outdoor space on multiple levels of the home; perfect for listening to the ocean. Nicely appointed kitchen and living spaces. The single queen bedroom on the main floor needs more drawer space. Low toilet height in all the restrooms can be challenging for older guest whose knees don't work like they used to, but all of the bathrooms were spacious and nicely appointed. There were a few water stains on the sheetrock inside the home due to Hurricane Mathew, but the management company will surely correct the problem.

four couples on the island
We are all mostly-retired 60 somethings who have traveled together for years. We loved the house, the short walk to the beach, the pool, and the location. We had warm and wonderful times on Cobia Court. The home was well equipped with kitchen utensils so we could enjoy meals if we chose to prepare lunches and breakfasts. Four separate bedrooms with bathrooms attached was a nice feature. A few more comfortable seating arrangements in the living space would have been appreciated. Both of the porches were great.

Family Weekend Reunion
We had a wonderful experience in this rental, our first VRBO. Everything was clean and comfortable. The kitchen, which we used extensively was incredibly wonderfully equipped and I would definitely rent this house again. The only part not that pleasant was the master suite on the upstairs level, which felt rather 'tired' and worn. Management was helpful and very responsive.

Great week away, close to the beach.
Excellent house in great condition after recent updates. More than you need in a beach house, but has all you want. Ample space for our three families and four children. Short walk down the boardwalk to the beautiful beaches of Seabrook and the pool (who needs it.)

First Time at Seabrook Island
Our experience with the rental house through VRBO and Pam Harrington Rentals was very good. The house was very nice, and accommodated our family well. Kitchen was well equipped. Love the screened in porch. The house had a few things that needed repair, like the ceiling fan in the single Queen BR, and the LR ceiling fan was intermittent. There were no cushions for the chairs on the deck off the LR. Our biggest disappointment was finding out that Seabrook does not allow commercial renting of umbrellas and beach chairs. We had counted on that , having small children with us. Plus the beach access from our board walk was less than desirable for older folks to get from off the board walk to the beach. Pam Harrington Rentals was great to respond to the issues needing repair. And said they would take our suggestions seriously . I would rent this house again.

Ideal location enhances enjoyment level
This was our second stay on Seabrook Island. The house on Cobia Court definitely enhanced our level of enjoyment this year. The location to the beach and amenities was ideal for a large family. We were all adults with no children. The walk to the beach was 2 minutes tops. However, the sand dune at the end of the walk that had to be climbed to reach the beach would be nearly impossible for the elderly, physically limited or those with children and all the equipment that goes along with children.
The house was beautiful and well appointed. We would stay here again!!!

Perfect Family Getaway
This is the second time that our family has stayed in this house. We loved it the first time, and it’s even better this time around. The washer and dryer has been upgraded, a mud room area with cubbies has been added (which is great for hanging towels, wet swimsuits, etc.), and there’s a large foyer to take off shoes and leave all things sandy.

We absolutely love the screened in porch and spend lots of time out there. We’re so glad that several can easily cook together without bumping into each other. There’re plenty of bathrooms and closets so the whole family can easily spread out.

The location is great for us. The beach is a 5 minute walk down the boardwalk, and the kids love looking for animals and bugs on the walk. The pool/Pelican’s Nest is a 3-minute drive.

We actually had a couple of issues while we were there (I think we were the first family to stay there after the renovations), and the rental management company was very professional, considerate, and resolved the issues quite quickly.

I’m already looking forward to our next visit.

Our family Vacation
The kitchen had been remodeled since we last stayed there 4 years ago. We were impressed how well stocked it was. Plenty of cookware, dishes and glasses. Removing the wall between the kitchen and dining area did increase the noise level though in the house. We knew the community living area would be small and would recommend replacing the sofa as it was low and difficult to get out of. Our biggest fault with the home was the air conditioning. The house was uncomfortably cold and adjusting the thermostat did nothing to raise the temperature. Turing the fan to "auto" rather than "On" did help somewhat. We appreciated the dining table being able to really seat 8 people and the additional seating at the island. The size of the beds fit our family's needs (6 adults and 2 children) and there was more than enough room for 3 cars. The live oak in the back yard is impressive and great for taking family pictures. The boardwalk to the beach was convenient and a fairly short distance to the beach.

A good time was had by all
The highlight of this house is undoubtedly the kitchen. I took things like good knives that understandably aren't usually at a rental. I didn't need them. I liked that the bedrooms were all large with attached baths, but the main great room encouraged folks to socialize and not hide in their rooms. The walk to the beach is about 5 minutes and the beach is wide. It may have just been our luck, but I have never been to a beach with gentler surf, and at low tide, it was bath-water warm. We saw a loggerhead turtle, dolphins, lots of pelicans and only two jellyfish. We rode bikes - wish there were more bike trails but traffic seems to be careful of bicyclists. The kids went to the pool one day. Mostly we enjoyed the beach and went in to Charleston.

Decor Needs Updating
Other than the kitchen, the house was somewhat dated in decor and furnishings. The AC was poorly balanced which caused us to keep the main living area uncomfortably warm in order to keep the master suite from being a freezer. the kitchen was very nice and well equipped and the proximity and beach location were great. With the reverse floor plan, there were a lot of steps to negotiate with groceries, ice, etc.

Wonderful place
This was our 6th consecutive year at this house. We love it. There is one issue about this house. The upstairs HVAC seems to be oversized resulting in the master bedroom being very chilly. My asvice is to bring warm pajamas!

Fabulous
We had a wonderful time. It's always a little bit of a question - new location, different house - but we were thrilled. My husband and our two little boys had a fabulous time in the downstairs area with three bedrooms. The kitchen was huge and was well stocked (which is an understatement). I think our favorite room of the house was the screened-in porch. Even my picky mother-in-law was impressed. Will definitely be going back!

Seabrook escape
We love Seabrook island! Pam Harrington exclusives is very helpful and professional. The house was very nice with a great kitchen and nice bathrooms. It looks just like the pictures. One note was the walk to the beach included walking through the dunes. This was a little difficult carrying all your beach gear and a baby. The beach was awesome and very private.

Best rental I've EVER stayed at. Great beds, great decor, stocked
Washer / dryer way too small and very slow. Tricky to get working at all.
Dishwasher touch and go. Frequently started it, returned later to find it hadn't run.
No hair dryer in house.

A place to come back to year after year
We have rented this house for 4 consecutive years. It was updated 2 years ago and is beautiful. The kitchen is fabulous. The location is nice, a short boardwalk walk from the beach. Our grandchildren love the screened in porch and outdoor decks.

Wonderful house! Wonderful Place!
I live at the beach in NJ and am VERY picky about beach vacations. The house at 3648 Cobia Court was a perfect place for my family to meet. It was large enough for us all and very comfortable. It had the most well appointed kitchen of any vacation rental I have ever been in. Seabrook Island is a great place for families with children of all ages... every time we turned around there was something wonderful for my grandchildren to see and do. It is convenient to Charleston Airport, which is a very easy airport to negotiate, and a short drive into the city. This trip we opted not to even leave Seabrook Island since we were only there for a 4 nights. People were friendly and the entire experience was great. It was not our first trip to Seabrook Island and it certainly won't be our last!

Happy Birthday to ME
My family and I spent a large weekend together to celebrate my birthday. Our favorite part of this property was the well laid out kitchen and living room, with open floor plan -located on top floor to get the best veiw. It was our first stay at Seabrook but not our last.
